Fifteen business centres across the regions rather than London, clustered around the Severn estuary with four in Bristol and four in Cardiff, then running west along the M5 to Taunton and Bridgwater, south to Poole, north to Birmingham and east to Farnham in Surrey and Ashford in Kent. Head office is in Clevedon. The leadership team pioneered managed office space in the early 2000s and has grown the company organically since, largely because building owners approach it to run their surplus space.

The estate is unusually varied for one operator: two landmark city towers, a canalside Brindleyplace address, two business parks by the M4 and M5 interchange, a Grade II listed country house in South Gloucestershire and a listed building of its own in a Surrey market town. Thirteen are serviced and two run as managed-only, taking a single desk up to 180 people. What stays constant is the commercial structure. One fixed monthly fee covers rent, rates, service charge, utilities, furniture, fibre, phones, reception, cleaning, security and insurance, and a fair wear and tear policy takes the dilapidations risk out of the exit, the cost that catches most first-time leaseholders.
