Workspace Philosophy & Overview

Founded in 1998, Ethical Property operates 14 centres across the UK, including multiple London locations, purpose-built for charities, social enterprises and impact organisations. The portfolio spans flexible coworking, serviced offices, and meeting and event spaces, bringing together changemakers who want their workspace to reflect their values. It proves commercial property can serve a purpose whilst supporting organisations to thrive and grow their impact.

The ownership structure is as deliberate as the tenant list. Ethical Property is a shareholder-owned social business with more than 1,300 shareholders and no majority holder, governed by a framework it calls the Quintessentials and reporting against a triple bottom line since the year it launched. Audited annual reports run back to 2010 and separate environmental and social impact reports to 2020. Centres run across Bath, Brighton, Bristol, London, Manchester, Oxford and Sheffield, among them Green Park Station in Bath, Brunswick Court in a Grade II listed former chapel, Scotia Works in a nineteenth-century Sheffield cutlery factory and the Green Fish Resource Centre in Manchester's Northern Quarter.

Two London buildings carry the strongest credentials. The Green House in Bethnal Green was purpose-designed to BREEAM Excellent and EPC A, with a living roof garden, a sunlit roof terrace and more than seventy secure bike racks, a minute from Cambridge Heath Overground, and its occupiers include Global Witness, Keep Britain Tidy and Sustain. The Foundry in Vauxhall is a former shoe-polish factory redeveloped in 2015, RIBA award winning and BREEAM Excellent, owned through a joint venture with Trust for London, the Joseph Rowntree Charitable Trust, Barrow Cadbury and LankellyChase. The company is a Living Wage employer, publishes a fair tax policy and reports per-building energy use against a 170 kWh per square metre ceiling, met at all but two buildings in 2024/25, with a portfolio average of 126.9.
