Managed by F1 Real Estate, FigFlex offers private offices, coworking, meeting rooms and virtual office packages across England, from London to Hull, Gloucester, Coventry and Watford. Flexible licences with 24/7 access and on-site management suit startups, established firms expanding regionally, and remote teams alike, letting occupiers focus on their business rather than property logistics.
Founded in 2016 and renamed FigFlex in 2020, the company owns and operates its buildings rather than leasing them from a landlord, which is the argument behind its own description of itself as the safe flexible option. Nine sites run across eight towns and cities: Friars House in Coventry, Southgate House in Gloucester, Cherry Tree Court in Hull, 18 King William Street in the City, Lynch Wood Park in Peterborough, The Bulb at Nelson Gate in Southampton, Newbridge Square in Swindon and two Watford buildings, the second opening on Clarendon Road in June 2026. Offices run from 100 to 2,500 sq ft, one to a hundred workstations and above, on contracts starting at monthly rolling.
The London building is the outlier in scale. 18 King William Street runs to 48,750 sq ft over seven storeys, with serviced floors, a 2,000 sq ft business lounge, an in-building business club on floors four to six and executive suites on the top floor, directly beside Bank station and two minutes from Monument and London Bridge. Swindon is the strongest on specification, rated BREEAM Excellent and EPC A with Fitwel accreditation, EV charging and a concierge, while Peterborough holds a landscaped campus with a gym and restaurant on site. Client logos published by the company include Aon, Aegon, Costain and Colas Rail, and the Hull centre has taken back-to-back regional business awards.
